Project Comal is the data center campus that sits directly beside the Samsung Taylor fab — the US 79 corridor's semiconductor-plus-compute adjacency made literal. Developed by KDC on 220 acres immediately northeast of Samsung's rising factory, it is a 360 MW, six-building campus, permitted in April 2026, and the clearest single instance of a data center co-locating with the fab whose silicon its tenants will run.

What it is
Project Comal is KDC Real Estate's entry into the data center sector — a Dallas developer better known for build-to-suit corporate campuses, now building six data center buildings and two substations for 360 MW on a 220-acre parcel at 1051 County Road 401 in Taylor. KDC struck a deal in 2024 to market and develop an initial 150 acres owned by Prophet Capital Management, later expanded to include CM Realty land, reaching the current 220 acres. The project received planning approval in April 2026, with a Taylor Planning and Zoning employment-center review scheduled for November 2026. Power comes from Oncor — the grid capacity the Samsung fab justified.
Beside the fab
The defining fact is location. Comal sits directly northeast of Samsung's Taylor semiconductor factory, which makes it the literal expression of the US 79 corridor's central thesis: the fab produces advanced-node silicon, and the data center next door is positioned to run AI workloads on it, sharing the same Oncor transmission, the same fiber, and the same workforce. Where most data centers co-locate near power, Comal co-locates near manufacturing — the semiconductor-plus-compute vertical integration that distinguishes Williamson County from every other Texas data center concentration. Corridor position
Comal is one of a rapidly multiplying set of Taylor data centers clustering around the fab. It is the permitted, fab-adjacent anchor; Blueprint Taylor sits minutes away, and the contested Project Mustang is proposed at the town's eastern edge. The speed of this concentration — multiple gigawatt-adjacent campuses proposed within roughly 18 months of Samsung's buildout — is the clearest evidence of the Samsung Oncor effect: the transmission that the fab pre-justified is drawing data centers to Taylor faster than the town can write rules for them. Comal is the one that got permitted first and sits closest to the anchor.
