Three developers have assembled data center campuses a few miles south of the SpaceX Bastrop Complex, on cheap land in an unincorporated county. One campus brings its own gas plant; water and the state permit pause are the limits none of them has solved.

Three Developers on FM 535

Compare the campuses by land, disclosed capital or planned capacity.

Cedar Creek is an unincorporated community of about 3,150 people in Bastrop County, 25 miles east of downtown Austin. Since late 2024, three developers have filed or assembled data center projects within a few miles of each other along FM 535: EdgeConneX with three campuses, Amazon Web Services with 1,300 acres, and BlackChamber Partners with Pacifico Energy on a 2,842-acre gas-powered campus where Anthropic is reportedly in talks to be the tenant.

Together they hold more than 4,400 acres and $7.8B of disclosed capital. It is the eastward data center extension of the Austin Supercluster, a few miles south of the SpaceX Bastrop Complex.

EdgeConneX

EdgeConneX: The Campus That Started the Cluster

EdgeConneX began with 140 acres at FM 535 and Wolf Lane, approved with a 10-year county tax abatement in December 2024. The first building, AUS02 at 8001 Wolf Lane, is a two-story, 578,000 sq ft, $440M hall; state filings show construction from August 2025 to a scheduled finish in June 2026. CoreWeave, the AI cloud company, is the first tenant. No completion has been announced.

A second campus at 6682 FM 535 adds four 730,000 sq ft buildings at $700M each, two filed with the state in June 2026 and two on August 27; an EdgeConneX vice president called it the company's "marquee campus." The August 27 filings also added a third site at 6543 FM 535: two 577,000 sq ft buildings at $700M each. That is up to 10 buildings across three campuses, and no tenant beyond CoreWeave has been named.

Amazon Web Services

AWS: 1,300 Acres, No Filings

Amazon Data Services closed on more than 1,300 acres near Cedar Creek in early May 2026, a tract CTX Capital Partners had planned as the Creekside subdivision. Amazon has filed no construction permits and disclosed no plans. The site is land held in the fastest-growing data center area east of Austin while AWS builds elsewhere in Texas, including a $1.2B campus at Boling in Wharton County and filings at Fort Stockton and Floydada; see AWS Texas Compute.

BlackChamber and Pacifico

A Gas Plant and a Data Center on One Site

BlackChamber Partners of Washington, DC and Pacifico Energy are building their own power: a 710 MW natural gas plant on the same 2,842-acre site near Earl Callahan Road, supplying 490 MW of data center capacity with redundancy. Their application to the Texas Comptroller under the JETI Act (the Jobs, Energy, Technology and Innovation Act) lists about $2.2B of investment, 25 permanent jobs and $6.2M in annual payroll. On October 7, 2026 the first building, Project Longhorn Building One, was filed with the state: $366M and 498,165 sq ft, with construction from November 2026 to January 2028.

Anthropic is reportedly in talks to be the tenant, with no lease confirmed; see Anthropic Texas Compute. Tax abatement requests to Bastrop County were withdrawn on August 19-20, and the county says the project has not been canceled. On October 13 the county asked TCEQ for a public meeting on a Pacifico air permit application for 48 turbines of about 1,300 MW, nearly twice the 710 MW plant in the JETI filing.

Water is the limit permitting speed does not solve. Evaporative cooling at hundreds of megawatts draws large volumes, and the BlackChamber gas plant is the cluster's answer to the other limit, grid power. The state has also stepped in: Governor Abbott ordered an audit of data centers in the ERCOT interconnection queue on August 3, added the water board on September 14, and on September 21 ordered TCEQ to stop issuing all data center permits, including for on-site gas plants, until ERCOT's review finishes, expected in mid-December; see Texas Data Center Moratorium.

Next Door to SpaceX

The same land, county rules and transmission that brought SpaceX to FM 1209 are bringing the data centers to FM 535. The two meet at gas turbines: BlackChamber's 710 MW plant waits in the same turbine queue that SpaceX's Blades and Vanes Foundry is built to shorten, and SpaceX's Gigasat Factory is its answer to the same power limit, compute in orbit on solar power.

The I-35 South Data Center Corridor holds more planned capacity and land, but Cedar Creek has the first building due. The US 79 Data Center Corridor is the third data center supernode east of Austin.
